Calgary basement electrical permits and inspection planning
Learn who applies for a Calgary basement electrical permit, homeowner eligibility, inspection coordination and the separate permit path for a new secondary suite.

THE SHORT ANSWER
Resolve the electrical permit separately from the basement building permit. Calgary’s homeowner trade-permit guidance has ownership, residence and self-performed-work conditions. When you hire someone, the contractor must apply for the relevant trade permit. A new suite needs a building permit and a separate electrical permit.
A building permit is not a substitute for an electrical permit. Before work starts, have the person doing the electrical work identify the permit holder, inspection sequence and documents required for your specific project.
Identify the permit holder
Calgary’s current homeowner guidance requires legal ownership, living in or intending to live in the home, and doing the work yourself. A homeowner cannot pull a permit on behalf of a hired individual or company. Confirm eligibility with the City when circumstances are unclear.
For hired work, ask the contractor to identify the permit application in the quote. Keep the permit reference and inspection information. Avoid a scope that assumes another person will handle those steps without saying who.
Coordinate building and trade inspections
Basement development can involve building, electrical, plumbing and mechanical work. The City’s guidance describes the framing stage and associated trade work, while contractor inspection guidance identifies a pre-board sequence.
Confirm the inspections applicable to your permit and do not cover work that needs prior inspection. Book insulation and drywall around the confirmed inspection requirements, including any correction and reinspection time.
Add the suite requirements early
For a new secondary suite, the City states that a building permit and separate electrical permit are needed. Other approvals depend on the property, proposal and associated trades. Use the City’s new-suite process rather than treating a rental dwelling as an ordinary recreation-room finish.
The homeowner trade guidance directs secondary-suite applicants to the suite electrical load calculation sheet. Ask who prepares the calculation, when it is submitted and how it relates to the proposed equipment.
Close the documentation loop
At handover, ask whether any deficiencies or final inspection steps remain open. A calendar appointment alone is not an inspection result. Store the final status with the drawings and project invoice.
If earlier work is concealed or permit history is missing, describe that before requesting a quote. The assessment and correction route may differ from new open-framing work.
MAKE THE NEXT DECISION
Match the scope to your situation.
Confirm the contractor’s permit responsibility in writing.
Check the City’s current eligibility and scope before applying.
Coordinate building and separate electrical permits plus the suite load calculation.
QUESTIONS
What Calgary homeowners ask
Does my Calgary basement building permit cover electrical work?+

Can I pull the homeowner permit for my electrician?+
Calgary’s homeowner guidance says you cannot pull a permit on behalf of the individual or company doing the work. The hired contractor needs to apply.
